Job Title: General Manager (Part-Time or Freelance)

Location: Remote with site visits to Newark-on-Trent as required

Reports To: Board of Directors and Shareholders 

Compensation: Negotiable (Monthly retainer or fixed-term contract. £2,000 per Month. 1.5 days a week. 30-40 hours per month).

Contract Type: Freelance / Consultancy Agreement (minimum 12 months)

Mission & Mandate

To act as the central point of coordination and oversight for the successful long-term management of the residential investment asset at 10 Victoria Street, Newark.

The role safeguards the asset, ensures resident and tenant satisfaction, meets financial performance goals, and supports shareholder value.

Core Responsibilities

Property & Freehold Oversight

Oversee the operational, risk, eventual sale and financial management of the block of 39 apartments, including the freehold and service charge budgets.
Monitor and ensure building health, safety, and compliance regulations are met.

Agent & Stakeholder Management

Select, appoint, and review performance of the letting agent(s) and block managers managing the 30 rental flats and communal areas.
Liaise regularly with agents, residents, leaseholders, contractors, council departments and other relevant stakeholders to address any arising issues.
Monitor SLAs and KPIs and enforce service standards from agents and contractors.
Resolve escalated issues relating to tenancy disputes, maintenance delays, leaseholder queries, or defects.

Financial Performance & Reporting

Ensure Victoria Street Assets Ltd (VSA) achieves profit target each financial year.
Liaise with agents to review rental voids, arrears, renewals, and maintenance costs.
Work with accountants and bookkeepers to produce accurate and timely accounts for:

VSA Ltd (30 rental flats)
Anima Victoria Street Ltd (freehold company)
The Management Company (leaseholder members)


Ensure all company filings, VAT returns, and statutory accounts are submitted on time.

Governance & Board Liaison

Organise quarterly board meetings and distribute minutes and action plans.
Prepare and send monthly performance reports to all shareholders.
Maintain a central dashboard of key metrics (occupancy, arrears, costs, profit/loss, issues flagged, etc.).

Risk & Compliance

Identify and escalate any risks that may threaten the financial or operational stability of the asset (e.g. rent arrears, unexpected costs, legal disputes).
Proactively propose mitigation strategies and contingency planning.
Ensure legal, compliance, and insurance matters are up to date and reviewed regularly.

Maintenance & Defect Management

Liaise with agents and contractors to monitor, resolve, and sign off snagging, defects, and repairs.
Ensure a planned preventative maintenance schedule is in place and followed.
Support capital improvement projects as needed (e.g. upgrades, compliance works).

Stakeholder Support & Ad Hoc Projects

Respond to reasonable requests from directors and shareholders on ad hoc matters.
Coordinate AGM for leaseholders and support company secretarial duties as required.
Support any asset repositioning, refinancing, or disposal strategy as instructed by the Board.

Additional Suggested Responsibilities (Optional but Valuable)

ESG & Sustainability Oversight (Optional)

Monitor and recommend upgrades that support energy efficiency and sustainable practices (e.g. solar, smart meters, EPC compliance).

Tech & Systems Optimisation

Recommend digital tools or processes (e.g. cloud accounting, property management software) to streamline management and reporting.

Resident Engagement (Optional)

Propose resident satisfaction surveys and address feedback on building services and amenities.

Time Commitment

Approximately 1–2 days/week equivalent, varying by project activity and reporting cycles.
Availability for quarterly board meetings (remote or in person) and periodic site visits (e.g. quarterly or as needed).

Experience & Skills

5+ years’ experience in property/asset management or real estate consultancy
Strong understanding of leasehold block management, company law, and residential lettings
Excellent communication, reporting, and stakeholder coordination skills
Financial literacy and ability to liaise with accountants and legal professionals
Professionalism, independence, and reliability in working with shareholders and directors
