Job Title: Head of Land and New Homes
Location: West Midlands
Salary: £35,000-£40,000 Basic with an OTE of £60-£70,000
Work Pattern and Hours: Monday to Friday 8:30-17:30 Some weekend working will be required as and when business needs are required
Role Overview:
A forward-thinking and results-driven estate agency is seeking a Head of Land and New Homes to lead and expand its land and development division. This senior role is ideal for a highly motivated individual with a proven track record in land acquisition, development consultancy, and new homes sales.
Key Responsibilities:
Land Acquisition & Development:
Identify, appraise, and secure land opportunities for residential development.
Build and maintain relationships with landowners, planning consultants, architects, and developers.
Provide expert advice on site potential, planning strategies, and development viability.
New Homes Sales:
Oversee the marketing and sales strategy for new build developments.
Liaise with developers to coordinate pricing, branding, and launch strategies.
Manage a pipeline of new homes from instruction through to sale completion.
Business Development:
Grow the division through strategic partnerships and proactive lead generation.
Represent the company at industry events, exhibitions, and networking opportunities.
Prepare and present detailed reports and forecasts to the senior management team.
Act as the primary point of contact for key developer clients, ensuring long-term, mutually beneficial relationships.
Monitor local and national planning policy changes and market trends to inform business strategy.
Team Leadership:
Recruit, lead, and develop a specialist team focused on land and new homes.
Train and develop existing agency staff to
Set and monitor performance targets to ensure department profitability and growth.
Foster a culture of professionalism, innovation, and client-centric service.
Contribute to the agency’s overall growth strategy by integrating land and new homes initiatives with wider business objectives.
Key Requirements:
Extensive experience in land acquisition, property development, or new homes sales.
Strong understanding of planning processes, site appraisals, and market dynamics.
Monitor local and national planning policy changes and market trends to inform business strategy.
Experience working in or with local authorities or housing associations.
Established network of contacts within the development and housebuilding sector.
Excellent negotiation, communication, and leadership skills.
Ability to manage multiple projects and deadlines effectively.
Full UK driving licence and willingness to travel as required.
