Job Title: Senior Property Manager
Location: 22 Harborne Road, Edgbaston, Birmingham, B15 3AA (with occasional off-site meetings)
Hours: Full-time, Monday to Thursday, 8:00am – 18.00pm, Friday 8.00am – 15.00pm, and Saturday 8.00 – 13.00 (Alternate Saturdays) Hours are subject to change depending on consumer demand
Salary: £28,500 – £35,000 per annum (dependent on experience)
Job Purpose:
We are seeking an experienced Senior Residential Property Manager to oversee a diverse residential portfolio while delivering outstanding service to landlords and tenants. You will lead and support a team of two Property Managers, ensuring all reactive maintenance is handled efficiently and to a high standard. This role requires a proactive, customer-focused professional with strong leadership and problem-solving skills.
Key Responsibilities:
Portfolio Oversight: Take ownership of a portfolio of residential properties, ensuring all aspects of management are performed to the highest standard.
Reactive Maintenance Management: Lead on all reactive maintenance issues, ensuring prompt responses, clear communication, and cost-effective resolutions.
Tenant and Landlord Relations: Act as the senior point of contact for both tenants and landlords, maintaining excellent relationships through transparent, responsive, and solution-oriented service.
Team Leadership: Support, mentor, and collaborate with two Property Managers, helping them manage their workloads, resolve escalated issues, and develop professionally.
Compliance: Ensure all properties meet relevant health & safety, legal, and compliance requirements, including gas safety, electrical safety, and fire risk assessments.
Inspections and Reporting: Oversee property inspections, ensuring timely and accurate reporting and follow-up actions.
Contractor Management: Liaise with approved contractors and suppliers, ensuring quality of work, timely completion, and adherence to budget.
Tenancy Lifecycle: Oversee the full tenancy process—from onboarding to renewal or termination—ensuring it runs smoothly and professionally.
Process Improvement: Identify and implement improvements in property management processes to enhance efficiency and service delivery.
Requirements:
Proven experience in residential property management, ideally in a senior or supervisory capacity.
Strong knowledge of UK lettings legislation and best practice.
Demonstrated experience managing reactive maintenance and coordinating with contractors.
Excellent interpersonal and communication skills with a customer-first mindset.
Strong organisational skills and the ability to manage multiple priorities.
Proficiency with property management systems and MS Office.
ARLA/Propertymark qualification desirable.
