Base Salary: £25,500 – £27,000 depending on experience,
OTE: £27,000 - £31,000
Job Type: Full-time, Permanent
Location: Derby

We’re looking for an experienced and motivated Property Manager to join our team and take responsibility for a portfolio of managed properties.

This is a key role within the business, responsible for delivering a seamless property management service, maintaining strong landlord and tenant relationships, ensuring legislative compliance and managing maintenance effectively.

The Role

As Property Manager, you will oversee all aspects of property management across your portfolio, ensuring properties remain compliant, well maintained and occupied while providing an excellent level of service to both landlords and tenants.

Key responsibilities include:

  • Managing a portfolio of properties from a compliance, tenancy and maintenance perspective.

  • Ensuring properties meet all relevant legal and regulatory requirements, including health & safety, licensing and the Renters' Rights Act.

  • Overseeing repairs and maintenance, ensuring issues are resolved promptly and cost-effectively.

  • Acting as the main point of contact for landlords and tenants, providing professional communication and advice.

  • Building and maintaining strong relationships with landlords, tenants, contractors and suppliers.

  • Identifying opportunities to improve processes, increase efficiency and reduce operational and financial risk.

  • Managing disputes fairly and effectively while maintaining positive relationships.

  • Working closely with contractors and suppliers to ensure timely, high-quality service.

  • Supporting the wider property management team in achieving departmental goals and KPIs.

  • Keeping up to date with changes in property legislation and ensuring best practice is followed.

About You

We're looking for someone with a positive attitude and genuine desire to develop. Previous property management experience is beneficial, but the company is willing to provide training and support to help the right person succeed.

You'll ideally have:

  • Excellent communication and interpersonal skills.

  • Strong organisational and problem-solving abilities.

  • A proactive, solutions-focused approach.

  • The confidence and resilience to deal with challenging situations.

  • The ability to build strong rapport with landlords, tenants and colleagues.

  • Competence using property management software and digital communication tools.

  • A willingness to continually learn and develop your knowledge.

  • High professional standards and an adaptable approach.

What's on Offer?

  • £25,500 – £27,000 salary, dependent on experience

  • Quarterly team bonus

  • Full-time, permanent position

  • Monday–Friday, 8:45am–5:30pm

  • One in three Saturdays, 9:00am–12:00pm

  • Ongoing training and support towards a Lettings & Property Management qualification
